Salisbury Crescent new Development - Tenants move into their new homes

 

Camerons are delighted to have been the Main Contractor on this new Staes of Jersey Housing Development. Many of the new tenants are delighted with their accommodation, speaking highly of the quality of build, design and location of the development.

 

Mr Edward Le Blond

‘My flat really is quite nice.  It is more than adequate size and the glass doors, overlooking the leylandii ensure that there is lots of natural light.  Being located on the second floor gives me a great viewpoint. The sitting room is a lovely size and both the bedroom and kitchen are well appointed.  To the outside of the property there are pleasant planted areas. The location of the development is also ideal as I can just pop across the road to the Grande Marche to do my shopping.’

‘I think it’s brilliant. For me it’s convenient as I’m very close to the shops, there’s a lift and I have a wet room, which is perfect because I am disabled as I have Arthritis. It is very modern, bright and clean.  The building is very user-friendly. I have a nice big lounge on the third floor so I have a lovely view across the trees. I also have a little balcony, which is lovely to use in the summer.’

‘It is a lovely building. My favourite thing is the kitchen because of the new worktops. The lounge too is very nice. We have three bedrooms, which are also all of a good size. It’s a in a convenient location with good access to the shop.  We have a nice view from our lounge and the place is modern and clean and very tastefully decorated. It’s a very nice place to live.’

 

In September 2009 Camerons began work on site as main contractor alongside the design team made up of Morris Architects, Structural Engineers T&G Ltd, and quantity surveyor, Colin Smith Partnership, this 86-week contract which comprised traditional construction methods of cavity blockwork, slate tiled roofs, Velfac windows, rendered facades and both hard and soft external landscaping has been completed both on time and on budget. The project was overseen by officers from Housing supported by project managers from Woodward Burton Associates. 

‘The scheme had been designed some time before it went out to tender and, prior to this, the Housing Department had us amend the proportion of one bedroom and three bedroom units to meet the demands of the States Housing waiting list, creating a greater number of one bedroom apartments,’ said Andrew Morris of Morris Architects. ‘We knew there were a few challenges with the ground conditions and the water table which, through careful design and contractual requirements, were managed so that the main contractors, Camerons, were able to construct without any unknowns and we completed the ground works without any issues.’

 

The development of the basement car park took around seven months and included the ground floor slab over. On completion, Camerons was able to begin work on the second part of the contract renovating the existing cottage and the construction of the 33 homes which took 13 months. 

 

‘The project ran smoothly with no issues or challenges which we were not expecting,’ said Camerons’ project manager, Geoff Taylor. ‘The teams all worked closely and seamlessly, a great example of a local supply chain working efficiently. We worked with many local contractors, all of whom provided us with the support and level of service we have come to expect of our local partners. We should like to thank ATC, Coastline Windows, Richardson Roofing, Schindler Lifts, John Warrener Ltd and Normans all of whom made a major contribution to the project.’
